## The part of the job nobody put in the job description You did not get into lending to send a fourth email asking for the same bank statement. But that is where the week goes. The borrower said they would send it. They meant it. Then Tuesday happened to them, and now it is Thursday, and the file is sitting where it was on Monday, and the only person who can move it is you. Because you are the only one who remembers what is missing. That is the actual job most days. Remembering what is missing, for twenty files at once, and being the reminder. ## Why it lands on you specifically Not because you are bad at it. Because you are good at it. You know which document is holding the file. You know which borrower needs a phone call and which one needs a text. You know the underwriter will bounce it back if the page is cut off. Nobody else in the process holds all three of those at once, so the whole thing routes through you by default. The cost is not the minutes. It is that the chasing runs on the same attention as the selling. You cannot be on a referral call with a realtor and be mentally holding file 14's missing paystub at the same time. One of them loses. It is usually the realtor call, because the file has a clock on it and the relationship does not. ## What "handled" actually looks like Not a dashboard. Not a new login. The test is much smaller than that: The borrower gets asked for the exact thing that is missing, at a time they can actually act on it, without you being the one to ask. If it does not come in, they get asked again. You find out when it lands, not when it is late. That is it. The document request that goes out at 9pm because that is when people deal with their admin. The second nudge on Thursday that you would have forgotten. The note in the file so that when the borrower calls, you already know where they are instead of opening four tabs to find out. Your day stops being a queue of small reminders and starts being the two or three conversations that only you can have. ## The part I should name before you do This does not close loans. It does not make a borrower qualify who does not qualify, and it will not fix a pipeline that is thin because referral sources dried up. If you are not busy, the problem is upstream of anything described here, and automating an empty pipeline just gets you to empty faster. It also does not remove judgement. Somebody still has to decide that this borrower needs a call rather than another text. What changes is that you spend your judgement on the files that need it instead of on remembering which files exist. And it is work to set up. The rules have to match how you actually run a file, not how a process document says files run. If those two things are different at your shop, and they usually are, that gap is the project, not the software. ## What is underneath all of it Three things, and they are the same three whether you write mortgages, file trademarks or run a clinic: The intake. What happens when something new arrives, before anyone has looked at it. The process. What happens next, every time, without depending on who remembers. The visibility. Whether you can answer "where is this?" without going to look.
